Property viewing checklist

A viewing is short and first impressions are strong. Use this checklist to see past the staging and come away with the facts you need to compare homes.

Take photos, take notes and ask for the floor plan. When you are comparing several homes, this list makes the differences clear.

Outside and around

  1. The street at different times — traffic, noise, bars, a school run, a construction site next door.
  2. Parking — is there a garage or space included? How easy is street parking in the evening?
  3. What could be built — empty plots or low buildings opposite can mean a lost view later.
  4. Distance to what you need — shops, schools, the seafront, the bus stop or ferry.
  5. Orientation — which rooms get morning and afternoon sun?

The building

  1. Façade and common parts — clean, maintained, finished?
  2. The lift — working, modern, reaching your floor?
  3. Who manages the block — is there an administrator? Ask for the condominium rules.
  4. Planned works — façade, lift or roof works coming up, and who pays.
  5. Number of units — and how many are let as short-stay accommodation.

Inside

  1. Damp — look low on walls, behind furniture and in wardrobes; smell it.
  2. Ceilings — stains under terraces and bathrooms above.
  3. Windows and apertures — single or double glazing, condition of the frames.
  4. Air conditioning — how many units, how old, and in which rooms.
  5. Water pressure and hot water — run a tap and a shower.
  6. Electrics — the age of the distribution board and the number of sockets.
  7. Storage — wardrobes, a store room, a washroom on the roof.
  8. Natural light — in the living room and bedrooms, not only on the terrace.
  9. Room sizes — measure, or ask for the plan with measurements.
  10. Noise between flats — listen for neighbours, lifts and plumbing.

Outdoors

  1. Terrace and roof — waterproofing, drainage, who owns the roof.
  2. Pool — equipment, leaks, and whether it is covered by a permit.
  3. Garden — irrigation, boundary walls, overlooking.

Paperwork to ask for

  1. The asking price and what is included — furniture, appliances, parking.
  2. Floor plan and approved permits.
  3. Energy Performance Certificate — see EPCs in Malta.
  4. Utility bills — to estimate running costs.
  5. Condominium contributions and any arrears.
  6. Is it in a Special Designated Area? — important for non-EU buyers.
  7. Why is the owner selling, and how soon can they complete?
