Negotiating the price

Asking prices in Malta are a starting point, not a verdict. Here is how to make an offer that is taken seriously — and keeps the seller on side.

Know the value before you offer

  • Compare similar homes — same area, size, view and condition — that are on the market or recently sold. Our landing pages show live price ranges, for example apartments for sale in Sliema.
  • Note what is wrong with the property — works needed, missing permits, no parking — and what it will cost.
  • Ask how long it has been on the market and whether the price has changed.

Make an offer that works

  1. Put it in writing, through the agent, with your price and timetable.
  2. Show you can proceed — mortgage approval in principle, or proof of funds.
  3. Keep conditions simple — the essential ones are a bank loan, clean searches and, if needed, an AIP permit.
  4. Offer what the seller values — a quick or a flexible completion date can be worth as much as money.
  5. Leave room — expect a counter-offer.

What moves the price

  • Evidence — a survey report or comparable prices.
  • Timing — a seller who has already bought elsewhere needs certainty.
  • Inclusions — furniture, appliances, a garage.
  • Who pays for what — outstanding condominium levies or repairs.

When agreed

Agree the deposit, the deadline and the conditions, then sign the promise of sale with your notary. Nothing is binding until then.
