Apartments are the largest part of the Maltese property market — from compact units for investors to seafront homes with wide terraces. Choosing well comes down to a handful of factors.

What makes a good apartment

  1. Location — walkability, schools, transport and the street itself.
  2. View and light — and whether future building could take them away.
  3. Floor and lift — higher floors with a lift are worth more.
  4. Parking — a garage or space is valuable in Sliema, St Julian’s and Gżira.
  5. Outdoor space — front and back terraces matter in Malta’s climate.
  6. Layout — usable room sizes, storage, a utility area.

The building

Ask who manages the block, for the latest condominium accounts and for any planned works. In a new block, check that common parts are finished and handed over. See condominium and common parts.

Finishes

New apartments may be sold in shell form, semi-finished or finished — the terms have no fixed legal meaning, so get the specification in writing. See shell form, semi-finished and finished.

The process

Agree the price, sign the promise of sale, complete searches and finance, then the final deed. Budget about 7%–8% on top of the price for stamp duty, notary and searches — see the costs of buying.
