How it works

  1. Valuation — your agent values the property, in person, and shares the evidence. See pricing your property.
  2. Preparation — cleaning, minor repairs and photography arranged locally.
  3. Marketing and viewings — managed by your agent, with regular reports.
  4. Offer and promise of sale — agreed by email and signed by you or your attorney.
  5. Final deed — signed by you or your attorney before the notary.
  6. Proceeds — after the deed, the notary settles taxes and any loan and pays you.

Power of attorney

A specific power of attorney, prepared by a Maltese notary and signed abroad (with an apostille if needed), lets a trusted person sign for you. See powers of attorney.

Documents to gather

Your title deed, ID, any permits, EPC, utility and condominium statements, and any loan details.

Tax

Most sellers pay a final property transfer tax of 8% on the transfer value, with other rates and exemptions in specific cases — see selling property in Malta.
