Start with the evidence

The best guide to value is what similar homes nearby have sold for recently, and what is on the market now. Compare like with like: same area, similar size, floor, view and condition. Our live landing pages show current asking prices by town and type — see property for sale in Malta.

Adjust for what makes your home different

  • View — front-line sea or open country views add the most.
  • Floor and lift — higher with a lift is better; higher without one is not.
  • Outdoor space — terraces, gardens, pools.
  • Parking — a garage is worth a lot in Sliema and St Julian’s.
  • Condition and finish — buyers discount heavily for works.
  • Permits — missing permits narrow the market, especially for buyers with bank loans.
  • Special Designated Area — opens the market to non-EU buyers without an AIP permit.

Avoid the overpricing trap

Most interest comes in the first few weeks on the market. An overpriced home gets fewer viewings, goes stale and usually ends up being reduced — often below what a realistic price would have achieved.

After tax

Most sellers pay property transfer tax of 8% of the price, with exemptions and other rates in some cases. See selling property in Malta.
