Sliema curves around a rocky headland facing Valletta across Marsamxett Harbour. For generations it was where Maltese families built elegant seaside townhouses; today it is the island’s most cosmopolitan address, where international residents, professionals and families live within a few minutes’ walk of the sea.

The feel of the place

Life in Sliema happens on foot. The promenade — the Front — runs along the coast from Tigné to Balluta Bay, busy with walkers and swimmers from dawn. Inland, quieter streets still hold townhouses with painted timber balconies, many restored as family homes or divided into characterful apartments. The Strand faces the harbour, with ferries and harbour cruises departing for Valletta and beyond.

Special Designated Areas

Two of Malta’s best-known SDAs are in Sliema: Tigné Point and Fort Cambridge. Foreign buyers can purchase there on the same terms as Maltese buyers — no AIP permit, no limit on the number of properties, and freedom to let. Read our Tigné Point guide and SDAs explained.

Everyday life

  • Shopping — Tower Road, the Strand and The Point shopping mall at Tigné.
  • Swimming — rocky platforms and lidos along the Front.
  • Transport — buses along the coast and the ferry to Valletta; St Julian’s is a walk away.
  • Schools — international schools in Pembroke and Swieqi are a short drive. See international schools.

Buying and renting

Sliema is popular with both owner-occupiers and investors, and many buyers first rent here before buying. When comparing homes, weigh the view and whether it could be blocked by future development, parking, and the building’s condominium arrangements. Our due diligence checklist covers the details.
