Ta’ Xbiex is one of Malta’s smallest localities and one of its most exclusive — a peninsula of villas and embassies along the yacht marina. Next door, Gżira faces Manoel Island and its star-shaped fort across a narrow creek, with Valletta beyond.
Ta’ Xbiex
Tree-lined streets, early 20th-century villas and a waterfront promenade give Ta’ Xbiex a calm, established feel. Many villas house embassies and company offices; those that come to the market as homes are rare and much sought after. Apartments along the marina front look out over the yachts.
Gżira
Gżira is livelier and more affordable, with apartments along the Strand facing Manoel Island and newer blocks inland. It is a short walk to Sliema and a short drive to the University and Mater Dei Hospital in Msida.

- Central — Sliema, Valletta and the Three Villages are all close.
- Marina — for boat owners, the Msida and Ta’ Xbiex marina is on the doorstep.
- Healthcare — Mater Dei Hospital is nearby.
Foreign buyers
There is no SDA in Ta’ Xbiex or Gżira, so non-EU buyers need an AIP permit. Many newcomers rent here first because of the central location.
