Attard, Balzan and Lija sit side by side in the centre of Malta. Together they are known as the Three Villages — green, residential and quietly prosperous, with some of the finest houses of character and garden villas on the island.
The villages
| Village | Character |
|---|---|
| Attard | Home to San Anton Palace and its public gardens, and to large villas on quiet roads |
| Balzan | A small, historic core of houses of character and a much-loved parish square |
| Lija | Leafy streets, a baroque parish church and historic villas with walled gardens |
Homes
Buyers come here for houses of character — stone arches, courtyards, patterned tiles, wells and walled gardens — and for villas and bungalows with pools. Newer maisonettes and apartments are found on the edges of the villages. We regularly offer homes in Balzan — see the listings below.
Why families choose the Three Villages
- Central — easy access to Valletta, Sliema, Mater Dei Hospital and the University.
- Green — gardens, trees and the public San Anton Gardens.
- Community — traditional parish life, village festas and local shops.
- Schools — QSI in Mosta and San Anton School in Mġarr are within reach. See international schools.
Buying a house of character
Older homes need specialist checks — permits, roofs, beams, wells and damp — and some are in Urban Conservation Areas, where incentives may apply. Read buying a house of character.
Foreign buyers
There is no SDA in the Three Villages, so non-EU buyers need an AIP permit. For houses and villas the AIP minimum is higher than for apartments.
