Buying a seafront apartment

A front-line sea view is the most desirable thing in Maltese property — and the hardest to price. Here is how to tell a great seafront apartment from an expensive mistake.

Strong for well-finished units

Malta’s seafront apartments — on the Sliema Front, around St Julian’s bays, along the Ta’ Xbiex and Gżira waterfront and in Mellieħa — are the most sought-after homes on the island. Here is how to judge one.

Front line, side view, or glimpse

  • Front line — directly on the promenade, with the sea across the road. The premium position.
  • Side sea view — from a side street, at an angle. Pleasant, but worth much less.
  • Sea glimpse — a view between buildings. Treat as a bonus, not a reason to pay more.

Always ask your architect whether the view can be blocked by future development — a low building opposite can be replaced by a taller one.

The trade-offs

  • Noise — the seafront roads are busy, and summer evenings are lively. Double glazing helps; visit in the evening.
  • Parking — a garage space on the seafront is valuable. Check what is included.
  • Salt — railings, frames and air-conditioning units wear faster.
  • Sun — west-facing fronts get the sunset and the afternoon heat.

The building matters as much as the view

Many seafront blocks are older. Ask for the condominium accounts, recent and planned works on the façade and lift, and how the block is managed. See condominium and common parts.

For investors

Seafront apartments let well, both long-term and — with a licence — as holiday accommodation. Read buy-to-let in Malta and the short-let licence guide.
