Value seafront living

St Paul’s Bay is the large coastal locality in the north of Malta that takes in Qawra, Buġibba, Xemxija and Burmarrad. It is lively, especially in summer, and it offers some of the best-value seafront living on the island.

The bay

Tradition places St Paul’s shipwreck here, at the uninhabited St Paul’s Islands at the mouth of the bay. In 1943, after the Italian armistice, dozens of ships of the Italian navy anchored in the bay after surrendering to the British.

Areas

  • Qawra and Buġibba — promenades, hotels, restaurants and the Malta National Aquarium.
  • Xemxija — quieter, on the hillside above the inner bay.
  • Burmarrad — farmland and countryside inland.

Property

Mostly apartments and penthouses, many with sea views, plus maisonettes and some villas on the hillsides. Prices are well below the central coast.

Who it suits

Buyers who want sea views for less; retirees who like a resort atmosphere; and investors targeting holiday lets — with a short-let licence. Commuters should allow for traffic to the harbour area.
